Building in Stirling.

Quality renovations and builds in one of the Adelaide Hills’ most established and character-rich suburbs.

01 / OverviewStirling

Building and renovating in Stirling.

Stirling is one of the most sought-after suburbs in the Adelaide Hills, known for its established gardens, heritage character homes and village atmosphere. Renovating here means working with homes that have real history — often with sandstone, timber detailing and layouts that reflect a different era.

Bauer Built has extensive experience working in Stirling and understands the balance required: improving how a home functions for modern living while respecting the character and craftsmanship that makes it special.

02 / Local considerations

What shapes a Stirling build.

Heritage and character homes.

Many Stirling homes have heritage or character value. We work carefully with existing features, matching materials and detailing to maintain the home’s integrity.

Steep and established blocks.

Sloping sites are common in Stirling. We plan footings, access and drainage carefully to suit the terrain without compromising established gardens.

Bushfire zone requirements.

Parts of Stirling fall within bushfire-prone areas. We understand BAL ratings and material requirements to ensure compliance and safety.

Council planning controls.

The Adelaide Hills Council has specific planning policies for Stirling, including character area overlays. We can guide you through what’s required.

04 / ApprovalsAdelaide Hills Council

Working within Adelaide Hills Council.

We manage the approval and development process as part of the build. We know the council’s planning staff and what they ask for — whether your project needs heritage sign-off, a BAL assessment, or standard development approval.

Building in Stirling.

Does a Stirling renovation need heritage approval?

Parts of Stirling sit under character and heritage overlays in the Adelaide Hills Council planning code. Those mainly govern what changes at the front of the house and how it reads from the street; work behind the ridgeline is usually far less constrained. We check the overlay against your title before anything is drawn.

How much does the slope add to a Stirling build?

More than most owners expect. On established Stirling blocks the fall between the back door and the lawn is often over a metre, which changes footings, material access and drainage. We set out and dig footings individually to the ground we find at each position, then work post heights back to one level.

Is Stirling bushfire-prone?

Much of it is. A Bushfire Attack Level assessment sets the construction standard, and it reaches windows, decking material, subfloor enclosure and screening. Designing to the BAL from the start is considerably cheaper than retrofitting to it later.
