Why do Crafers bathrooms come up cold?
A great deal of Crafers sits on a south-facing slope under tree cover, so rooms at the back of the house see very little winter sun. Underfloor heating and a way of getting daylight in come up on nearly every Crafers bathroom we quote, and far less often on the flat.
Does the bushfire rating change the build?
Yes. Crafers falls largely within bushfire-prone areas, and the BAL assessment sets material and detailing requirements across windows, decks, eaves and subfloor. It is a structural input, not a formality.
Is the freeway proximity a problem?
Only for acoustics, and only on some blocks. Where it matters, glazing and wall construction can be specified to suit. We would raise it at the site visit rather than after the frame is up.
