Building in Lobethal.

Renovations and builds in Lobethal, a growing Hills township with a mix of heritage homes and larger rural properties.

01 / OverviewLobethal

Building and renovating in Lobethal.

Lobethal has a quiet, community-focused character with a mix of heritage cottages, mid-century homes and larger rural properties on the outskirts. The town is growing steadily as more families discover its affordability compared to the upper Hills suburbs.

Bauer Built works across Lobethal and the surrounding area, delivering renovations, granny flats and outdoor structures.

02 / Local considerations

What shapes a Lobethal build.

Heritage cottages and older homes.

Lobethal has a number of heritage-listed and character buildings. We work sensitively with older structures, matching details and improving function without losing character.

Larger blocks and rural sites.

Properties on the outskirts often have generous blocks. This opens up opportunities for granny flats, large decks and extensions that wouldn’t be feasible on smaller sites.

Septic and services.

Some Lobethal properties rely on septic systems or have limited mains services. We consider infrastructure requirements early in the planning process.

Flood and stormwater.

Parts of the Lobethal area have stormwater considerations. We assess drainage and plan site works to manage water effectively.

04 / ApprovalsAdelaide Hills Council

Working within Adelaide Hills Council.

We manage the approval and development process as part of the build. We know the council’s planning staff and what they ask for — whether your project needs heritage sign-off, a BAL assessment, or standard development approval.

06 / QuestionsBefore you get in touch

Building in Lobethal.

Have you built in Lobethal before?

Yes, twice. We combined a separate WC and bathroom into one light-filled room with a Kit Kat tile feature wall and brass tapware, and separately converted a large empty shell into a self-contained granny flat, home office, workshop and gym within the original footprint.

Do Lobethal properties have servicing constraints?

Some do. Properties on the outskirts often rely on septic systems or have limited mains services, so infrastructure has to be settled early in planning rather than discovered during the build.

Is a heritage cottage worth renovating here?

Usually, if the structure is sound. Lobethal has a number of heritage and character buildings where the sensible approach is to keep the front and rework what sits behind it.
