Building in Mount Barker.
Renovations, extensions and builds across Mount Barker, the Adelaide Hills’ largest and fastest-growing township.
Building and renovating in Mount Barker.
Mount Barker has grown significantly over the past two decades, making it the largest town in the Adelaide Hills region. The housing stock ranges from older character homes in the established centre through to modern estates on the town’s expanding fringes.
Bauer Built works across Mount Barker, helping homeowners improve older homes and personalise newer ones.
What shapes a Mount Barker build.
Newer homes with upgrade potential.
Many Mount Barker homes are relatively new but built to a standard specification. Kitchen and bathroom upgrades, custom joinery and better finishes can transform these homes.
Older homes in the township.
The original Mount Barker township has character homes that benefit from sensitive renovation.
Different council jurisdiction.
Mount Barker falls under the Mount Barker District Council, which has its own planning policies and development requirements.
Growth area infrastructure.
Newer estates sometimes have specific covenants or easements that affect what can be built. We check these early to avoid issues during planning.
Working within Mount Barker District Council.
We manage the approval and development process as part of the build. We know the council’s planning staff and what they ask for — whether your project needs heritage sign-off, a BAL assessment, or standard development approval.
Our services.

Kitchens built around how you actually cook. Custom joinery, stone benchtops, storage where you would reach for it.

Bathrooms built properly under the tiles, not just over them.

Whole-home reworks that rebalance dated layouts without tearing the character out.

Second dwellings built to the same standard as the main house.

New square metres that look like they belonged to the house all along.

Is Mount Barker different from the rest of the Hills?
Materially, yes. It is the region's growth centre, so the stock splits between an older township and a large volume of newer estate housing. The estates are flatter and easier to build on, but they carry covenants, easements and encumbrances that shape what is allowed.
Do covenants stop an extension?
Rarely outright, but they can dictate materials, roof form and where a structure sits. We read the title and the encumbrance before design rather than after, because redrawing to suit one is expensive.
Which council and what does it want?
Mount Barker District Council. On newer estate blocks the questions are usually setbacks, site coverage and stormwater; on older township properties they look more like the rest of the Hills.
Do you build new homes in Mount Barker as well as renovate?
We build extensions, renovations, granny flats and outdoor rooms rather than volume housing. If your project is a substantial addition to an existing home, that is squarely what we do.
