Building in Balhannah.
Quality building and renovations in Balhannah, a central Hills township surrounded by productive land and growing families.
Building and renovating in Balhannah.
Balhannah sits in the heart of the Adelaide Hills, surrounded by orchards, vineyards and productive farmland. The township itself has a mix of older character homes, newer builds and rural-residential properties.
Bauer Built delivers renovations and builds across Balhannah and the surrounding area.
What shapes a Balhannah build.
Flood plain awareness.
Parts of Balhannah are within flood-affected areas. We assess site conditions and factor flood mapping into design and planning decisions.
Rural-residential block sizes.
Larger blocks in and around Balhannah provide flexibility for extensions, granny flats and outdoor living spaces that maximise the setting.
Mixed housing stock.
From older stone cottages to 1970s brick homes and newer builds, Balhannah has a varied housing stock.
Access and logistics.
Some properties have longer driveways or restricted access. We plan deliveries, trade access and site staging early to keep the build running smoothly.
Recent work in Balhannah.
Working within Adelaide Hills Council.
We manage the approval and development process as part of the build. We know the council’s planning staff and what they ask for — whether your project needs heritage sign-off, a BAL assessment, or standard development approval.
Our services.

Outdoor rooms built to shelter, extend and last. Spotted gum, Merbau and steel, picked for Hills weather.

Kitchens built around how you actually cook. Custom joinery, stone benchtops, storage where you would reach for it.

Bathrooms built properly under the tiles, not just over them.

Whole-home reworks that rebalance dated layouts without tearing the character out.

Second dwellings built to the same standard as the main house.

New square metres that look like they belonged to the house all along.
Building in Balhannah.
Have you built in Balhannah before?
Yes. We completed a full bathroom renovation here with terrazzo floors, a floating vanity and underfloor heating, and separately a full-length hardwood deck under a lined verandah roof with the exterior recladding done in the same project. Both are on this site.
What tends to need doing on Balhannah homes?
Wet areas and outdoor connection, mostly. The stock responds well to opening the rear of the house to the block, which is what both of our Balhannah projects were fundamentally about.
Which council handles approvals?
Adelaide Hills Council. We manage documentation and consent as part of the build rather than leaving it with you.
